When RCM first joined the project, the Davis G. Stone Building was over 90 years old. The building changed hands in 2019 and the new owners planned to undertake major renovations to convert it into a high-end residential building. The architect, Niles Bolton Associates, hired us to help them document the building’s existing conditions.

Due to the complexity of the building, conventional measuring methods would have proven both impractical and inaccurate. To ensure the highest possible accuracy and minimum disruption to the tenants, our team captured the built environment with the help of cutting-edge terrestrial laser scanning.

When we kicked off the project, the design process was already underway, and the architect was looking for a solution that would move the design forward without costly delays or re-working. RCM suggested working alongside the design team, using Autodesk BIM360 to store and share the model. By prioritizing the key information needed for the design process, the architect was able to use the preliminary as-built model just one week after RCM started developing it.

The LOD of each building component was driven by the scope of the design and our entire modeling approach was centered around supporting the design process. Through this approach, elements such as walls were molded to allow existing finishes to be demolished without affecting the masonry walls.

To maximize transactional value at hand-off, we documented everything we learned about the building in the model itself. The end users did not have to guess how we generated the as-built information: they could simply select a building element and read our comments in the property panel.
